Terms & Conditions for Use of Vacation Rental / Short-Term Accommodation

Welcome to our property! Please read the Terms and Conditions below carefully before your stay. By making a reservation, you confirm that you have read, understood, and accepted all the provisions herein.

1. Reservation
• When you make a reservation on our website, the guest agrees to the general conditions outlined here.
• To book a stay, you must provide accurate and complete information (e.g. personal data, dates of stay, number of guests, etc.).
• Your reservation is confirmed only when you receive a confirmation email from us. If you do not receive this email, please contact us by phone or email.

2. Rates & Payment
• Payment for your stay follows the conditions specified at the time of booking, including the total amount, any service fees, and the applicable cancellation policy.
• Cancellation and date-change terms vary depending on the type of reservation and the selected rate.

3. Our Responsibilities
• We commit to providing quality service and making your stay comfortable.
• However, we are not liable for any disturbances or accidents beyond our control.
• If you experience any problem or wish to file a complaint during your stay, please notify us immediately so we can take proper action.

4. Guest Responsibilities
• Guests must respect the house rules and property policies throughout their stay.
• Guests are responsible for keeping the accommodation clean and maintaining its condition.
• Any damage to the property will be charged to the guest.
• Guests are responsible for the security of their personal belongings. The property is not liable for loss, theft, or damage to personal items.

5. Check-in & Check-out
• Check-in: between 16:00 and 19:00.
• Check-out: by 11:00.
• Check-in outside these hours may be subject to an additional fee.

6. Security Deposit Policy
• A security deposit may be required on the day of check-in to cover potential damages or losses during your stay.
• Deposit amount: €500.
• The deposit is refundable after verification that everything is secure and in order — typically within 1–2 days after check-out.

7. Cancellation Policy
• Cancellations made up to 1 month before the arrival date are entitled to a 50% refund of any amount already paid.
• Cancellations made less than one month in advance are not eligible for refund.
• No refunds will be given for early departures or unused nights, unless otherwise stated in the reservation.

8. Refund Processing
• Refunds for eligible cancellations will be processed within 30 working days to the original payment method.

9. General Rules
• Quiet hours are between 22:00 and 09:00.
• Pets are not allowed.
• Smoking inside the apartment is strictly prohibited.
• Entry of guests not staying in the property is forbidden.
• Parties and events are not permitted.
• Additional guests are only allowed with prior authorization.
• Treat the apartment and its contents with care, as if they were your own. Report any damage that occurs during your stay.
• The use of candles inside the apartment is prohibited (for safety reasons).
• Keep the space clean and dispose of garbage in the designated containers.
• Items belonging to the accommodation (utensils, equipment, etc.) must not be removed — removal will be considered theft.

10. Use of Space & Equipment
• At the end of your stay, please leave bed linens and towels on the bed.
• Bath and beach towels belong to the accommodation. In case of loss, a fee of €20 per towel will be charged.
• Turn off all electrical appliances (lights, air-conditioning, etc.) when leaving the apartment.
• Avoid using multiple appliances simultaneously to prevent overloading the electrical system.
• In case of lost keys or cards, a fee of €10 per unit will be charged.

11. Use of Pool, Spa & Sauna (Wellness Area)
• Operating hours: 08:00 – 20:00.
• Use of the Wellness Area is exclusive to guests of the property.
• Quiet and respectful behaviour is required in common areas.
• Shower before using the pool, spa, or sauna.
• Always use a clean towel in the sauna; avoid contact with surfaces.
• Maximum stay per sauna session: 15–20 minutes.
• Alcoholic beverages and drinking glasses are not allowed in the pool area.
• Grills or cooking appliances are prohibited in the pool area.
• It is forbidden to spit, splash water, urinate or defecate in the pool.
• Children under 12 must be accompanied by an adult.
• Sauna is not recommended for children under 12. The accommodation is not responsible for their use.
• Persons under the influence of alcohol or drugs are not permitted in the facilities.
• Balls, floats, and toys are not allowed in the pool.
• Diving or jumping into the pool is prohibited for safety reasons.

12. Safety Rules
• The owner is not liable for accidents in common areas or inside the apartment.
